Managed Hosting Services – Who Benefits from It?

May 21st, 2009

Managed Hosting Services are used primarily by companies that either don’t have staff with the expertise to manage a dedicated server or don’t have staff with the time to attend to the needs of managed hosting. In either case the option of having the host manage the server can be of great value to firms that have such needs.

Some companies web sites are too traffic intense to share a server with any other sites. This is the point at which a dedicated server becomes a necessity. Many firms reach this point and are put in the position of being hosted on a dedicated server yet do not have the IT personnel with the background to manage a dedicated server. The knowledge requirements to upkeep the server operating system, updating security patches and handle the special circumstances that arise, require a great deal of in depth expertise. The question then becomes can the firm afford to hire someone with the capabilities needed to take care of a managed dedicated server or would outsourcing the task be more practical?

This question has to be answered by each individual company and all the factors are weighed according to the specific situations. The case could be for example that the firm is already needing additional IT help beyond the above needs and adding a qualified person would be a timely efficient solution. In most instances however it isn’t practical to add full time specialized personnel, when getting managed hosting services is an option for much less expense.

A company may have personnel on staff that are capable of operating a managed dedicated server. The question then becomes is time available to devote to such a server and is the person able to keep abreast of all the continual updates and changes that the server industry is constantly incurring? Again the issue is does the additional expense of managed hosting services off set the added work load and responsibility that will be assigned to the existing staff. Since a dedicated server is definitely needed the managed dedicated server option can add as little as $250-$300/mo. to the total monthly outlay.

A final very important factor to consider in either of the above circumstances is how critical is the uptime of the company web site? Some firms can get along fine with a 99.9% uptime yet with others circumstances require 100% uptime. There are managed dedicated server hosts who offer 100% uptime. Be ready to pay top dollar if you want these characteristics in a host. Such uptime levels often demand redundant sites, elaborate multi-homed environment or possibly a backbone connection. Hosting companies such as E-Insites have seperate divisions dedicated to managed hosting. You can see their offerings at http://www.onlymanaged.com

Recapping a company’s staff’s ability and availability are main factors in choosing a dedicated server or a managed hosting services. If there is staff available that has the capabilities to manage a dedicated server then by all means save some money each month and get a good dedicated server hosting company to work with. On the other hand if the specialized staff isn’t available or otherwise needed then a reputable managed dedicated server host will provide service that will leave the existing staff free to do what they do best to make your company thrive.

1,000 Calorie Diabetic Diet and the Negative Calorie Diet

May 13th, 2009

1,000 calorie diabetic diet supposes that daily calorie intake has to be limited to the number of 1,000. It is often prescribed to diabetics with very high blood sugar level in order to make it lower in a short period of time. It is also prescribed to diabetics who suffer from obesity.

Sometimes 1,000 calorie diabetic diet is opposed to Negative Calorie Diet. The letter claims that there are foods that have negative calorie effect. Thus you don’t have to limit your daily calorie intake at all. All you have to do is to eat proper food and loose weight at the same time. It’s not quite clear what effect it has on blood sugar level changes.

Negative Calorie Diet can be referred to a sort of alternative medicine because it has not been yet approved by the scientific community.
Going back to the subject we can say that these two diets contradict to each other, and each of them has its proponents and opponents.

1,000 calorie diabetic diet could be for you if you suffer from type1/type2 diabetes and overweight/obesity or from both of them together. The most obvious and fast effect of this diet is an almost immediate blood sugar level lowering.

UNWELCOME GUESTS

Part Two: Insects & Insecticides

The safest and easiest way to keep unwanted insects out of your home is to maintain your window and door screens, your window and door seals, and to fill other openings with caulking. Insects are attracted by food and water. Clean floors and cabinets thoroughly, and also around pipes, plumbing fixtures and garbage cans. Store your food in tightly-closed containers, and launder clothing before putting it away for extended periods.

If you do find some bugs in the house, you can kill them with a surface or space spray, or a powdered insecticide. Some insecticides offer residual effects, and are useful in breeding and feeding areas.

Read insecticide instructions carefully, and avoid contact with food or kitchen utensils and appliances. Do not smoke while applying insecticides and wash your hands and face throroughly afterwards. Avoid open flames, and do not touch treated surfaces until they are dry. Keep insect sprays away from children, pets and elderly, ill or pregnant persons. If anyone gets insecticide in their eyes, nose or mouth, call a poison control centre or 9-1-1 right away.

Check the label for an antidote before using any insecticide product.

For extensive or serious infestations, consider hiring a licensed, professional pest control company or individual. Names and numbers can be found in the Yellow Pages under the Pest Control Services category.

Learn How to Invest in a Cash ISA that Will Guardyour Savings and Give You Economic Security and a Nice Return on Your Hard Earned Cash

May 9th, 2009

The media is constantly letting is know how hard in these times of recession and economic gloom.,There are compelling reasons in the existing financial climate to consider all the Some Cash ISAs move at a flexible rate tracking the Bank of England base rate. However, recent spectacular reductions in base rate have seen interest rates descend to a historic low point. In this low-level rate environment, it signifies that it could be time for savers to look at a Fixed Rate Cash ISA, which guarantees a rate for a fixed period of time. If a Cash ISA is right for you it is a tax-exempt savings account.,It is a really attractive option for individuals who want to save. You place your money into a Cash ISA much like a normal savings account but the interest will not be subject to capital gains tax (CGT) or personal income tax liability. Nevertheless, it is essential to understand that your tax free cash allowance is limited to £3,600 every tax year.

Other products allow you to put your money in an ISA in the form of a one-off lump amount, multiple lump amounts or smaller frequent payments. Although the total you can save each year is limited to £3600, any amount you put away retains its tax free status, permitting you to grow your tax free balance every year. However, if you determine not to utilise your allowance in one tax year, you cannot roll it over to the next – so essentially use it or lose it! So ensure that you put away any sum of money for the 08/09 tax year before the new tax year begins in April.

A fixed rate deal can offer protection during uncertain economic times. By moving quickly you can set the rate on your savings to receive the soundest deal possible during the current financial downturn. There is an excellent chance here for those people who are keen to save most of thier cash.

Commercial Real Estate Definitions – From A to M

May 8th, 2009

Commercial real estate is distinctly different from residential real estate. The terminology is very different and here is a list of new terms from O to Z.

Commercial Terms

Operating Expenses: Just as it sounds, operating expenses are those costs associated with operating a commercial property. Contract and state law typically govern the exact nature of the operating expenses.

Partition Wall: A wall built in the internal area of a suite to divide the general space. For instance, offices built during a tenant improvement project with have partition walls separating them.

Punch List: A punch list runs part and parcel with a walk through of completed construction work. The construction company and client will walk through the area and complete a punch list of items that need to be fixed or modified. .

Shell Space: The interior of a commercial building that has been completed, but does not yet have any tenant build outs. The shell space generally refers to this gross square footage regardless of whether tenant improvements have occurred or not.

Substantial Completion: Notice given by a contractor to the client indicating the property has been completed to the point where a walk through and punch list review are appropriate.

Usable Square Feet: The square feet in a building, suite, warehouse and so on that can actually be used by tenants. Due to building regulations and design issues, certain amounts of a space in a tenant suite may not be usable and such footage is excluded from this calculation

Unlike residential real estate, commercial real estate is primarily considered a business transaction. Learn the terms and you’re well on your way to moving smoothly through the process.

Realtors are almost extinct

May 6th, 2009

Traditional realtors are almost dead.

You want to sell your Florida house fast. Who do you call?

For many, many years you made one of two calls. You called a Realtor or you called the local newspaper. The realtor wanted 6% of the sales price and the paper wanted $89 to publish for 3 days.

Now what are people doing?

They are calling an investor or using the internet.

I’ll give the traditional realtor another 8 years before they are extinct. Goodbye. In Orlando, there are approximately 9,000 realtors and only 6,000 homes for sale. Do the math- most are starving. Our market is a little skewed because we have a great deal of timeshare (or vacation ownership as the liked to be called now) salespeople.

Right after I bought ibuyhomes.com four years ago, I took the real estate licensing class. It was amazing how absolutely stupid about 50% to 75% of the class was. They could not multiply or divide. They asked inane questions. They were generally not very bright. And yet, these are the same people many thousands of people each year entrust with the largest purchase of their lives.

I saw my teacher at a political function and she said, “I saw you made a 94 on your class test, that is unbelievable.” I wanted to tell her I think I could have made a 70 without taking the class, but I didn’t.

In the old days, information was only available to realtors or appraiser without a great deal of work. Now everything is at our fingertips.

My friend, Paul McConnon, tells a story about how he was talking to a motivated owner of a house in Texas. As they were talking Paul pulled up the house on Google and asked the owner, “is your house the one with the white roof or the brown house with the red roof next door?” He was sitting in his car in Orlando and looking at a house in Texas through satellite technology.

I make offers to buy houses twice a week without ever seeing the house. This was not as easy before the internet. You had to know every neighborhood in every city.

If you sell your house to an investor, you pick the closing date. You don’t have to paint, clean or make repairs.

If you choose the realtor route, you have to clean before they will even list the house in some cases. You have to wait around 3 months on average to sell the home, and at the last minute the buyer can back out because of financing.

More and more people are also selling their homes on ebay, yahoo and other internet sites. Yes, ebay. I have a friend who sold over 150 vacant lots on ebay. If you live in Toledo and are moving to Florida do you need to get in a car and ride around with a realtor all day? No. It is easy now to find the best schools, shopping areas and sports facilities online.

Realtors are almost extinct. Information is king and realtors are no longer hold the information card. Investors and the internet have fundamentally changed how the American public chooses to sell a home fast.

So the next time you want to sell a home within 4 days, don’t call a realtor. Check out the I Buy Homes guys in your local newspaper. Or type in “sell my Orlando home fast for cash” into Yahoo or Google and get an offer on your real estate today.

Golf Ball Costs Diverge Greatly

May 5th, 2009

Higher End Pricing

If you play golf more than once a week, you probably already know how particular golf balls (such as the most popular Titleist Pro V1) can run you virtually $47 or more per dozen. In fact, it’s not unusual to find a dozen ProV1 golf balls selling for as much as $60 per dozen at your local sports store. Some Other high-ticket balls include the Callaway Tour, Nike One Tour and the Taylor Made Tour golf balls, all which list more than $38 per dozen.

Bargain Priced Golf Balls

On the lower scale of the price range, you can ofttimes find brands such as Pinnacle, Wilson, Top-Flite & Maxfli selling out of the box golf balls for under $10 (per 12-balls). For the serious golfer who care about both length and a soft feel around the flag, paying nearly $4 per ball is worth the investment. Whearas, for the average weekend warrior, you would be better off sticking with golf balls that can be bought easily for under $1 each.

Previously Played Golf Balls

Another choice for budget-minded golfers is to think about buying previously played golf balls. Previously played golf balls can be bought for below $4.00 per dozen (for various quality and brands). You can even buy “like new” conditioned used Titleist ProV1s for under thirty dollars per doz. There are a number of respected websites that offer “used” golf balls which were found in the woods and water holes of different golf courses. These balls have been cleaned and categorized by brand name and grade of condition.

Scoring the Value of Used Golf Balls

Some web sites use a grading system of A through AAAAA (with one A being the lowest quality and five A’s being the highest). Some Other internet sites just say Grade “B” as their lowest grade golf balls (large scuffs and/or faded color), Grade “A” for near perfect quality (light scuff marks and/or small pen marks) and Grade “Mint” (for perfect to near perfect appearing golfballs that appear and play as if they were a brand new golf ball). It’s likely that most “mint” used golf balls were only struck one or two times before losing it into a lake or the woods.
