3. Make your home look like a model. You want to de-personalize as much as possible so potential buyers can imagine themselves and their own belongings occupying the space in your house. That means minimizing – putting away everything you don’t need or use. Clear off kitchen counters as much as possible – stash all those appliances you don’t use, and put miscellaneous small clutter in a few attractive baskets or boxes

And the biggest tip of all? Imagine yourself as a potential buyer looking at your property for the very first time. What impressions are you getting? Would YOU buy your house? What would you like to see changed before you put an offer on your house?

Insurers Act against Pleural Plaques Legislation

The Damages (Asbestos-related Conditions) (Scotland) Act, which makes people with pleural plaques eligible for compensation has been called for judicial review by employers’ insurers in the court of Edinburgh. The Act topples a decision of the House of Lords that the condition of pleural plaques has no basis for compensation.

Aviva, AXA, RSA and Zurich, which account for more than 50 percent of the employers’ claims insurance market, have made the review appeal.

The insurers opposing the Act contend that it does not take into account a large body of evidence showing that pleural plaques do not have any symptoms, and are not a cause of serious conditions like mesothelioma. They also claim that it goes against the age-old UK legal tenet that compensation is to be paid only in cases of physical harm caused due to negligence. Another important factor that the Act does not consider, according to the insurers, is the impact that fresh claims would have on Scottish companies and the overall economy.

Nick Starling, ABI’s Director of General Insurance and Health, said that as the Act fails to address several key facts surrounding the issue, and does not take into account medical evidence, the insurers had no option but to go ahead with the review appeal.

With this appeal, the pleural plaques saga continues to unfold, with no end in sight. Both parties seem to be sticking to their guns and it is now up to the court to decide on the matter.

Hurricanes and Triathlon Training

For those to compete in amateur triathlon events they know that they must train every day in order to compete at the higher levels. Often severe winter storms and in the summer hurricanes and hurricane remnants prevent tri-athletes from getting the training they must get in order to stay at the top of their events.

Tri-athletes must stay in shape and increase their endurance if they are to win. They must pound the miles, battle the surf and peddle to extreme. There is no easy way to stay up on your triathlon training and hurricanes make it much worse. Often for weeks there is debris in the road in it is difficult to ride your bicycle. Sure, you can work on the running events and go out and run every day if the weather is okay, but there is often debris floating in the ocean, lakes and rivers making swimming an issue as well.

Hurricanes take their toll on tri-athletes trying to complete their triathlon training. One thing a tri-athlete can do is to join a local gym, which has a swimming pool, but sometimes after hurricanes the pools are closed. During a hurricane if a tri-athlete decides to stay rather than evacuate they can work on isometric exercises indoors. But even this can be limited. Getting to the gym maybe impossible and once the Hurricane passes all the power and water maybe out. All triathlon athletes must consider all this in 2006.

Can Chiropractic Treatments Benefit Ironman Athletes?

For years chiropractors were seldom given the credit they deserved when it came to improving athletic performance. Now however, its not uncommon at all to see chiropractors treating world class athletes. Several years ago I decided to try chiropractic adjustments because I was developing problem areas from my Ironman Triathlon training. The most bothersome was a constantly sore neck from all the swimming I was doing. Also, I had upper back and shoulder pain from cycling in the profile position.

After making inquiries, I soon had the name of a chiropractic doctor who specialized in treating a wide range of athletes. I remember sitting in his waiting room on the day of my first appointment and seeing autographed pictures on his wall. Pro hockey players, bobsled teams and professional dancers had all been treated by him. It looked like I was in the right place.

After just one treatment I had relief from my neck pain and my next swim was a lot more enjoyable. From what the doctor told me, my spine was out of alignement and he recommended a course of treatment that would keep everything well-adjusted during the Ironman training season.

Note: Most chiropractors will suggest you come in 4 or 5 times a week. Mine did as well, but only for the first 2 weeks so he could get the adjustments to “hold”. It’s not really feasible or necessary to have that many appointments week after week. After 2 weeks we set up a schedule of twice a week. It was perfect. You seldom have to wait and the adjustments themselves only take 10 or 15 minutes. I found the treatments quite affordable as well. Where I live the provincial health plan pays part of the cost and the patient pays the rest.(about $20 per visit). It was one of the best training decisions I ever made and the $160 a month was money well spent.

From that point on, I was a patient until the doctor retired. He used to say he was giving me a competetive edge and I believed him. I had my best Ironman Triathlon result ever the first year Chiroptactic adjustments became part of my training program. It was one of the highlites of my Ironman career when the doctor asked me to autograph a finish line picture for him. From then on it was on the wall between the Olympic bobsled team and the pro hockey player.

I highly recommend you include chiropractic adjustments as part of your training program for your first Ironman Triathlon. At the very least, try a few adjustments and see what they do for you.

Choosing a Shaft for Your Golf Clubs

I am maintaining the more accurate statement is that the swing is the engine and the shaft is the transmission. Regardless of what you consider the shaft to be, all golfers need to know which shaft is right for their swing.

While it is best to be fit by a professional club fitter, golfers should have a good idea what type of shaft they should be looking for. There are three main specifications that the typical golfer should keep in mind when choosing a shaft. Most golfers will at least be familiar with these specifications: flex, bend point, and torque.

Flex: flex is the relative stiffness of the shaft, more specifically, the shaft’s resistance to bending when a force is applied. Flex is categorized with the following designations from the most flexible to the stiffest; L-flex (ladies), A-flex (senior), R-flex, (regular), S-flex (stiff), and X-flex (extra stiff). Any information about shaft flex is given in generalities only. Since there are no industry standards, every companies designations concerning flex can be different. Traditionally, a golfer will base a flex decision on swing speed, or driving distance. Although this is not the only determining factor, the following is a good place to start.

Bend Point: Often confused with kick-point, the bend point is the maximum position of the shaft when it is subjected to a bending force. Kick-point is determined by a different test and is not the same. Bend-point designations are; low, mid, and high. The terminology might lead you to believe that the bend point designations are in distinctly different places on the shaft. In reality, all bend points will be within an approximately 6-inch section of the shaft. Bend point can effect trajectory slightly. Low bend point shafts will slightly increase the trajectory, and high bend point will slightly decrease the trajectory. Additionally, low bend point shafts will feel more flexible at the tip end. Generally speaking, players with more feel prefer higher bend point shafts, and high- handicapped players do better with low bend point shafts.
